I interviewed Coldwell Banker TradeMark Properties today. They have a maintenance team that inspects the property monthly or when called to do inspections and small repairs. They charge $50/hour but no minimum, so if there 30 minutes, they would charge $25. For big jobs they bid out. To fill vacancies, we could use their realtor or any real estate company that we want. In other words, vacancies would be separate from the maintenance and management. Monthly reports would be emailed to each of us as they have no web service for this. They have no problem with cutting each of us monthly checks according to our percentage of ownership. Their fee is 4% of the gross rent collected.
