We are fortunate to have a property in good shape. There are literally scores of DBSI properties that will be foreclosed on next month unless the investors put up money. It is likely that several thousand DBSI investors will lose everything. Apparently, DBSI was in part a Ponzi scheme--they bought buildings, made money on the markup via the allure of the NNN lease deal. In fact, many of the buildings they sold had few tenants. DBSI Housing, which went bankrupt in 07, never reserved sufficiently to make it through a down turn in the market. In fact, DBSI's bankruptcy coincides with the fall off in their sales. Sales is where they made the money, so once sales declined, DBSI went bankrupt.
There is a master lease terminatin agreIement circulating among a some TICS. I am trying to get my hands on it and will post it when i get it. Also, there are some attorney's who have already been retained by other TICS who have extensive experience with DBSI, so we should think of piggy backing on somebody who knows the ropes.
